In today’s fast-paced real estate world, it is crucial to stand out from the competition — and that can only be achieved with more than just beautiful pictures.

What is a real estate video?
A real estate video — also called a property film — takes prospective buyers or tenants through a property in motion, from room to room, with pans, drone shots, and music. While individual photos only show sections, a video conveys the relationship between the rooms, the sense of space, and the atmosphere of a property in just a few minutes.
Especially in online marketing and on social media, video is the format that captures attention and evokes emotion. A well-made real estate video makes a listing stand out clearly from the crowd and remain memorable — long after the photos have been scrolled past.
Classic, modern, or AI video?
Depending on the property, target audience, and channel, a different video format may be more suitable. Drone sequences are generally included in the filmed versions.
Classic video. A calm, elegant edit that presents the property room by room — ideal for a professional presentation on your website and on real estate portals.
Modern video / reel. Edited more dynamically and tailored to social media, where the first few seconds determine whether someone keeps watching. Available on request in vertical format as well for Instagram, TikTok & Co.
AI video. Created from photos — including virtual furnishing or decluttering. The ideal solution if filming on site was not possible or if a video is requested afterward.
What you need a real estate video for
Motion content pays off wherever a property needs to impress quickly and gain reach.
Sales & rentals. The listing stands out and appears high quality — especially powerful when combined with professional photos and a virtual tour.
Social Media. Reels and vertical videos achieve reach on Instagram, Facebook, and TikTok that a listing alone could never achieve — ideal for making a property and your brand visible.
Real estate portals & website. An embedded video keeps prospective buyers or tenants on the listing longer and answers many questions before they are even asked.
Holiday apartments. For holiday rentals, a video creates anticipation and trust among guests booking remotely.
Why a real estate video is worth it
Motion content generates attention and inquiries like hardly any other format. Analyses from the real estate market indicate a significant effect on listing engagement.
more inquiries for listings with video
of owners prefer providers who use video
Source: National Association of Realtors (listings with video receive around 403% more inquiries) and Properties Online (73% of owners are more likely to choose a provider who uses video). These figures are from US markets and may vary depending on the market — an indication, not a guaranteed result.
For sellers & landlords
More reach, more inquiries, and a professional appearance — the video can be used equally across portals, websites, and social media.
For buyers & prospective tenants
A realistic, emotional impression of the property — showing how the spaces feel and helping to avoid unnecessary viewings.
How your visualization is created
From the plans to the finished image, we guide you through the entire process — keeping the effort on your side to a minimum.
- Book an appointment. You choose the video format and your preferred date. Optionally, we can add an agent intro for the welcome or additional vertical-format sequences for social media.
- Filming on site. We film the property professionally — usually including drone sequences, provided weather and surroundings allow it.
- Editing & music. In post-production, we edit the footage to match the music, correct colors and lighting, and add text overlays on request.
- Delivery. You receive the finished video as a download — ready for your listing, website, and social media, available on request in multiple formats.
A good real estate video tells in two minutes what ten photos cannot — it takes prospective buyers or tenants through the spaces and evokes emotion. That is exactly why we shoot and edit every video by hand, tailored to the property, channel, and target audience.
What our customers say about us…
FAQs
What is the difference between the various videos?
If possible, the video walkthrough is created using just one video clip, meaning no exterior shots and no drone sequences, which is then edited in post-production using, among other things, speed ramps. The goal is to create a video that imitates a walkthrough.
For the standard video, between 30 and 40 clips are recorded, and for the modern video between 30 and 60 clips, which are then edited into one video. The standard video is cut in a classic cinematic style — meaning rather slow and without modern special effects. The modern video, on the other hand, is edited in a more modern and faster style and is set to trendy music. Video editing is generally much more elaborate than for the standard video. The best way to recognize the differences is by watching the sample videos.
Can the video still be edited afterward?
Yes and no… Certain adjustments are possible. However, the video is edited to match the music. So if, for example, one clip is removed afterward, the entire video has to be adjusted again, otherwise the cuts will no longer match the music.
Can I record a greeting at the beginning of the video?
Yes, we can add what is known as an agent intro. This costs an additional CHF 100.
In addition to the landscape-format video, I would also like a few sequences in portrait format. Is that possible?
Yes. We can either crop something directly from the clips recorded in landscape format for an additional CHF 100, or we can also film on site in portrait format and create a second video, with a 50% discount on the second video.
Can I choose the music myself?
Yes. If you have your own music available, please make sure you observe the usage rights, and let us know. We can then edit the video to match your music.
Why are the modern videos edited more quickly?
Nowadays, you only have a short amount of time to convince viewers to keep watching a video. On social media, it is decided within the first 1–3 seconds whether someone keeps watching or scrolls on. According to a Meta study, the attention span for reels is 1.7 seconds.
Are drone sequences always included?
Yes, drone sequences are included in both the classic and the modern video, provided the weather and the surroundings allow it, such as airport proximity restrictions. However, drone sequences are not included in the video walkthrough.
Can private items be blurred in real estate videos?
Yes, this is possible, but it involves additional costs. Alternatively, we can simply leave such sequences out of the video.
What is the AI video?
With the AI video, we use the latest possibilities of artificial intelligence. First, we edit the photos, for example by virtually clearing out a room and then furnishing it again. Then we transform the photos into short video clips, and finally we edit them together into a video.
Who is the AI video suitable for?
The video is perfectly suited if you decide afterward that you would still like a video, if filming on site was not possible, or if photos were virtually furnished and you would now like to present them in a video.
Can the AI video also be created in portrait format?
In principle, yes. In that case, we would crop suitable landscape-format photos and use them to create a portrait-format video. However, if you would like an AI video in portrait format, it is best if we know this before the photo shoot. Then we can already take the photos in portrait format and show more accordingly.
Can the AI video also be supplemented with drone images?
Yes, we can also create short AI clips from drone images and incorporate them into the video.
