What is a floor plan?
A floor plan is a scaled top-down view of a property — it shows the arrangement of rooms, walls, doors, and windows from a bird’s-eye perspective. Unlike a single photo, a floor plan makes it immediately clear how the rooms connect, how large they are, and how an apartment or house can actually be used.
In real estate marketing, the floor plan is now standard: prospective buyers or tenants can immediately recognize the layout, room arrangement, and floor area — long before they schedule a viewing. In Switzerland, the SIA 416 standard forms the usual basis for calculating living space. Our plans include clear room labels and floor area information in an easy-to-read format — available as either a 2D or 3D version.
2D or 3D floor plan?
Both versions show the same layout — they differ in presentation and impact. Which one is better depends on the property, target audience, and budget.
2D floor plan. A flat top-down view in black and white or subtle colors, with room labels and floor area details. Clear, quick to grasp, and ideal for listings, brochures, and official documentation.
3D floor plan. A colored, spatial representation including furniture and interior setup. It makes proportions and the feeling of living in the space emotionally tangible — especially compelling for new developments, high-end properties, and online listings.
Which one suits you? For pure marketing purposes, a 2D plan is often sufficient; if you want to stand out and convey the feeling of the space, you can complement it with the 3D version. On request, we can deliver both for the same property.
What you need a floor plan for
A professional floor plan pays off in several situations — not just when selling.
Sales & rentals. Apartments and houses for sale or rent benefit the most: more reach, more qualified inquiries, and a more professional appearance in the listing — especially effective in combination with a virtual tour.
Listings on real estate portals. On platforms such as Homegate or ImmoScout24, a floor plan is considered, alongside high-quality real estate photography, part of the expected features of a good listing — it answers questions about the layout before they are even asked.

From the scan to the finished file, we guide you through the entire process — keeping the effort on your side to a minimum.
- On-site capture (LiDAR scan). We digitally scan the rooms with a LiDAR sensor instead of measuring everything laboriously by hand — making the process fast and precise.
- Post-processing & labeling. We make corrections, add room labels and floor area details, and create the plan as a 2D or 3D version on request.
- Delivery. You receive the finished floor plan as a file for listings, brochures, and portals. The accuracy is around 95% — more than sufficient for marketing and presentation purposes.
Old plans redrawn. We can also create modern, clearly readable floor plans from old or hard-to-read originals — simply send us the original.

Yes, we also create new floor plans based on old or partially difficult-to-read plans. Simply email us the original, and we’ll redraw the floor plan as accurately as possible. The result is a modern, legible floor plan that’s easy to understand for prospective buyers.
What is the difference between a 2D and a 3D floor plan?
